STINKY PLUMBING??


Most everyone in America, (rather everyone who has bought a resale house), has experienced something they weren’t expecting after moving into their brand spankin' “new to them”  dream home.  Mr. Buyer and the “Missus”  most likely walked the property a dozen times alongside their Realtor going over every little flaw and detail.  “Our new house is just perfect. We’ll be so happy here, “ coos the missus. Mr. Buyer has an ear to ear grin as he eyes the new man cave he about to work in. The house appeared flawless….well except for those few little items they and their Realtor found, but heck, who cares, IT IS A GOOD DEAL.   The walls, the floors, the carpet, the sinks, the bathtubs, the siding, the paint...it was all just a whirlwind when their Realtor whisked them through for one last inspection before escrow closed and handed the lucky couple the keys.

Wait a second….  Does that always happen?  Does anything ever go wrong for “Mr. John and Mary Lunchbucket”?  

Here are some scenarios of perfect homes gone bad and happy homeowners gone mad...

Scenario 1: Meet Steve and Carol from good 'ol Santa Clarita, California.  Steve and Nancy began looking for their dream home about a year ago.  After nearly 1,000 close to but not perfect homes, the happy couple finally settled with a 2 story, 3 bed, 2.5 bath home, in a great neighborhood just down the street from the local bowling alley. The house is also located just 2 miles away from Steve and Carol Junior's elementary school.  Great location, great back yard, and for what it is worth, an a-okay house! They were sold.  Well...a few days ago after slaving in the kitchen for 3 hours to cook the turkey just right, the table was finally set, the kids had been corralled into the kitchen and Mr. Steve had finally let the work day rest, Carol and the family sat down to eat dinner.  While sitting at the table quietly discussing the ups and downs of the day, Carol glanced to the ceiling and noticed what seemed to have been water stains.  She was positive that nothing accidentally FLEW up to the ceiling and drenched the walls without see it and she knew the kids hadn't had a water gun fight and aimed at this particular spot instead of each other...or maybe they had but that is highly unlikely...and she was darn tootin' sure that it wasn't there when she bought the home a few months ago. A noticeably angry Carol jumped up, grabbed the phone, and put Mr.Isellperfecthomes on the phone with Mr. SteveIampissedoff.

Scenario 2: The day was long, work was rough, everyone who called had a stick up their you know what, and frankly, by 5PM Mr. Tom Thompson had had enough.  He shut down the computer, locked the office door, and escaped to his good 'ol 2009 Ford Focus sitting lonely and abandoned in the parking lot. On the drive home he had visions of his brand new leather recliner, his big, beautiful, 64 inch flat screen TV...and was thinking that this was the perfect remedy for a #&$^% day.  As he pulled into the garage, he parked the car, went inside, kicked off his shoes, grabbed a nice, cold beverage from the stainless steel refrigerator and sat in his chair and reached for the remote.  "Aaaahhhh....home 'at last!" Tom thought to himself. Just as he went to turn the TV on, something caught his eye.  He looked around the living room not quite sure what he had seen...not a thing laying on the beautiful hard wood floor, not a piece of dust on the..STOP...wait a minute...."WHAT IS THAT ON MY HARDWOOD FLOOR?!" Tom shrieked.  Surprise! His hardwood floor had a nice, pretty little buckle in it. Why, what, how he started asking himself. I'll tell you Mr. Tompson, your recently installed floor is now warped due to the moisture underneath the house that has caused the wood to expand and shrink upon evaporation. So where in tarnation did the water come from?  Forget to inspect all of the pipes under the raised foundation before signing on that dotted line?  The inspector did say something about old pipes, or something like that. Couldn’t remember. Oops.

I think you get my point.  So what are you going to do about the nooks and crannies that hold the nice little dust bunnies that you neglected to notice? Probably ______, moan and complain about it to every person you can think of.

Why are Water Leaks Common During the Holidays?

Water leaks can be commonly found during the holiday season for several reasons.

1. Families take a vacation and return to find a water stain in the ceiling, a faulity water heater, and toilet leaking. Did the house throw a party while you were gone? What happened? Well, why you were gone water sat in galvenized pipes. Now, it becomes just a middle school science lesson: Water + air + metal= rust. Pinhole leaks form as a result of extended periods of non-running water throughout the house. Over a string of vacations, the rust only gets worse and finally there is the straw that breaks the camel's back and water begins to leak out noticeably. PREVENT: Periodically running water through pipe lines that are rarely used prior to leaving on vacation. Check water lines carefully under sinks and exposed areas for small leaks that could turn into greater problems if left unaddressed. 
2. Extended family and friends come in town and use bathtubs that are seldom used. Again, just like above, pinhole leaks can form as result of water sitting in lines over an extended period of time. The bathtub is only used when guests come over and as a result the pipe lines are vulnerable for rust to accumulate. When the bathtub water is turned are, water pressure is introduced in the rarely used lines and pinhole leaks are revealed through water leaks. Toilets not used over extended periods of time are also vulnerable to this. PREVENT: Periodically run water through pipe lines that are rarely used. Look for rust in the bathtub drain. If there is any red or brown areas around the metal, there is a great chance of greater damage underneath the tub.
3. Weather changes. This one is a little more obvious. In Southern California we enter our rainy season in the winter. Rains always reveal faulty roofs and areas in the house such as exterior doors and windows with poor caulking that allow water to enter the house. In some areas, snow can form on rooftops and when melting reveal the same type of issues. Freezing pipes are always an obvious concern in the winter months. Water in the lines, freeze, expand, and cracks the pips causing leaks when it thaws. PREVENT: Problems can be prevented with proper weatherizing if the house is left vacant over an extended period of time. Also, it is a good idea to keep running water through all pipe lines. Also, if leaving for an extended time, leave central heating on low.

Homebuyers don't know this, so keep your mouth shut.

Do you remember when you received actual meals on the airplane? (I am not talking about when all the Realtors were flying first class.) On most flights today you can get excited when the peanuts come for a second round and the flight attendant gives you the full can of coke. I told my kids that back in the day we used to get the full can without asking for it, and even had full course meals. Now, because I let them in on the secret, my kids always ask for the full can on the plane, but we still can't do much about the meal.
Our expectations have been lowered and we have accepted it and learned to work with what we are given. Does the same hold true in the real estate market with buyers? Have expectations been lowered and Buyers are just are not getting what they use to get, or should be getting, in regards to their new home's condition?
Not too long ago, when the word "upgrade" in regards to a property's condition was used items such as granite counter tops, stainless steel appliances, and custom flooring were discussed. Having these items would increase the value of the new home, while at the same time, give the buyers a chance to personalize the comfort and enjoyment of their new house. Now the word upgrade is being used in regards to the house's electrical, plumbing, and HVAC systems, energy efficiency, and overall appearance. Perhaps the proposed Cash for Caulkers, which Obama decribed as "sexy", is capitalizing on this trend.
Times have changed with today's market. The market is about to bottleneck with REO listings in horrible condition, nothing is appreciating homes more than time will allow, and the new home is considered upgraded if it has all the fan blades attached to the living room ceiling fan.
Knowing the true condition of most homes in this market, I spoke with an agent yesterday about the condition of properties in today's market and Buyers expectations. Here is how it went down...
"Do you believe Homebuyers in today's market are more concerned about the condition of the property than a few years ago?" I asked.
"Buyers do not care about initial condition, they are signing off AS IS and worrying about the condition later." He responded.
"Have Buyers really lowered their expectations that much in a home's condition? I disagree with your statement. In fact, I believe Buyers care A LOT about the condition of the property they are purchasing." I said.
I then asked my Realtor friend, "What about if the property has a bomb hiding somewhere, do you think the homeowners would just sign off AS IS, I mean, this IS a condition of the property, right?" To which he responded, "But the Buyers do not know that there is a bomb because, as you stated, it is HIDDEN." 
"So what you are saying, that Buyers are not concerned about what they can not see?" I asked.
"How can they be concerned about what they don't see? There are a countless number of items that are hidden, and even can go unnoticed in an initial home inspection. In fact, many investors are barely looking at the properties before buying them." He said.
"Really, so, what are some of the hidden items are the homes in today's real estate market?" He figured he set himself up for this one.
"Things like 'discolored' paint masking itself over mold, decks and balcony structures that are not secure, non-permitted room additions with faulty electrical systems...." He went on with a few more, and frankly, I was a bit surprised that he had so much knowledge of these hidden bombs.
So, I changed the original question, "SHOULD homeowners today be more concerned about the condition of the property than a few years ago?"
His response, "Yes... BUT THEY DON'T KNOW THEY SHOULD BE."

I find Realtors are facing a dilemma in today's market in truly serving the needs of today's consumer.
  • How much information should Realtors really tell prospective homebuyers?
  • How much information is a Realtor legally, ethically, and morally obligated to disclose?
  • How do disclosures change on a bank owned property? 
  • What are the real needs of the consumer today?
  • What things are buyers not being educated on, but should be?
  • What things are Realtors not educated on, but should be?
While we are working on the fastest IDX systems and virtual offices, are we missing the big picture when truly serving the needs of our consumers, or should we just keep our mouth shut?
